Completely Remodel the Kitchen
The kitchen will be the primary focus of the main floor and will be completely remodeled. A new island will be added, including a sink. The existing cabinets will be replaced, expanded and upgraded. All appliances will be replaced with top-tier, branded and Energy Star rated appliances. There will be a larger, built-in refrigerator.
Relocate the Master Bedroom and Create a Master Suite
The existing master bedroom at the rear of the house will be moved to the front of the house and become a master suite. The master suite will include a study, large walk-in closet and ensuite with separate tub and shower. The existing vaulted gable roof will be extended over the master bedroom.
Cover the Atrium
The atrium will be covered and be extended to the lower level. The new roof will have clerestory windows around the entire new flat roof, continuing to bring natural light into the main floor and allowing natural light into the lower level. The new atrium will be an architectural feature that will reinforce the pavilion feel of the house and integrate the spacious lower level with the openness of the main floor.

Change a Bedroom to a Laundry Room and Powder Room
Eliminating an existing modest bedroom will create space for a dedicated Laundry Room and a new Powder Room. The Laundry Room will have pass-through capability from the Master Closet and the other bedroom.
Reduce the Size of the Garage and Add a Stairway
With adequate storage space on the lower level, the size of the existing garage can be reduced to the absolute minimum required by local ordinances. The additional square footage will create space inside the house for a stairway to the lower level. Making these changes will allow an increase in the insulation between the heated and non-heated areas of the house, resulting in reduced energy consumption. The new pantry, on the lower level, will be accessible without walking completely down the stairs.
Increase the Footprint by 18 Square Feet
At the front of the house there is a small indentation of approximately 1 foot by 18 feet. This indentation will be filled in, adding 18 square feet while staying within the footprint of the existing house. As an additional benefit, eliminating the indentation will reduce the external surface area and make the house more energy efficient.
